Location We have launched the realization of yet another unique project – Antara, a residential building situated in Oborishte, one of the most prestigious neighborhoods in Sofia. The building enjoys a prime location, just steps away from Zaimov Park and Teatralna metro station, right behind the Sofia Puppet Theatre. It is within walking distance of Small City Theatre “Zad Kanala”, Sfumato Theatre Workshop, and Sofia Theatre.   The building features a monolithic skeleton-free construction, including slabs and supporting reinforced concrete washers and columns, providing clients with maximum flexibility for individual room layouts in the apartments. Roof: A flat roof as per architectural detail, featuring a vapor barrier membrane, 15 cm thick mineral non-combustible wool insulation, reinforced lightweight concrete for slope, and a dual-layer German or Italian waterproofing system with a protected mineral granulate top layer, specifically designed for flat roofs. Facades and Thermal Insulation: The main facade covering will consist of decorative fiber-cement panels placed over 10-15 cm thick mineral non-combustible wool thermal insulation. The architectural decorative elements of the suspended facade will feature sheet metal panels and thermal insulation made from mineral non-combustible wool, also 10-15 cm thick. Windows and Balcony Doors: High-quality German PVC windows with energy-efficient glazing filled with 90% argon gas, comprising three float glass layers to maximize sound and heat insulation of the rooms. The external window sill will be installed as per the architectural detail. The windows in the living rooms will be French-style, while those in the bedrooms will have maximum width, with a window parapet of 85 cm. All openable windows and doors will feature double-leaf opening with metal adjustable fittings. Walls: Constructed with high-quality ceramic blocks Porotherm N+F by the Austrian company WIENERBERGER. The internal walls will be 12 cm thick, while the external walls will be 25 cm. Mortar used will be Baumit or similar. The internal walls and ceilings will be finished with machine-applied gypsum or lime plaster. All external edges of the brickwork will be protected with integrated corner strips. Reinforced Entrance Doors: The entrance doors will feature a metal frame with enhanced construction, decorated with an interior frame and rubber seals. The metal door leaf will have a reinforced frame and hinges, with a special filling. The door’s surface will be finished with a two-component lacquer. The door lock will be a casement lock with three original keys, a three-pin bolt, and a peephole. Each door will be equipped with a comprehensive security system consisting of three key components: a patented structure, a high-security locking system, and an original decorative design. Floors: The floor screed will be executed with a minimum thickness of 8 cm, with protective corrugated pipes for low-current installation cables and pipes for heating units. Sound Insulation: Modern technology is applied for impact noise protection. Below the floor screed, a high-efficiency soundproof membrane will be laid. In this way, the screed and the subsequent floor covering will be separated from the slab and walls, protecting the rooms from impact noise transmitted through the reinforced concrete structure of the building between floors. Bathrooms and Toilets: Walls and ceilings will have lime-cement plaster, with plumbing and sewage systems built according to the project, and the floor will be made of concrete slab with a channel for drainage. Terraces: The parapets will be as per architectural detail. The balconies will be constructed with 5 cm thick mineral non-combustible wool insulation, reinforced cement screed for the slope, Italian or German waterproofing layer with granulate, and a final granite tile covering with VIEGA siphons. The underside will feature an “integrated thermal insulation system” by BAUMIT. On the open terraces, a minimum of 15 cm thick mineral non-combustible wool insulation, waterproof concrete with slopes, and a dual-layer waterproofing system with a protected mineral granulate top layer will be installed, followed by leveling mosaic, granite tiles, and VIEGA siphons. Additionally, a 10 cm butyl self-adhesive strip will be applied between the window frame and the waterproofing. Heating and Ventilation: Aluminum radiators will be installed in separate heating circuits, connected to a common collector box outside the apartment, with individual temperature control for each room. The heating installation will use five-layer polyethylene pipes with aluminum inserts, laid in corrugated pipes within the floor screed. Central Heating: Vertical heating risers will be installed, with individual heat meters in the common corridors. Each apartment will have the option to individually control the central heating via shut-off valves. (Please note that due to the limited capacity of the district heating network, Sofia District Heating cannot guarantee connection to the network at this time. According to information from Sofia District Heating, an expansion of the network along Danail Nikolaev Blvd is expected, which will enable the building to be connected to the network. INFINITY will assist with the connection to the district heating system.) Heat Pumps: To ensure the comfort of residents, an alternative installation will be built, using the pipes and radiators designed for district heating, which can be powered by an individual heat pump placed in a dedicated space at each apartment’s balcony. (The heat pump and related equipment are not included in the apartment price). Ventilation in all bathrooms and toilets will be suction-based with provisions for individual fans. The ventilation system will be made from metal pipes in the bathrooms and toilets, while the remaining branches will be executed using prefabricated chimney elements. A forced ventilation system with natural exchange will be provided for the underground parking lot. Air Conditioning: Special niches will be created in the balconies of each apartment for installing external air conditioning units. The complete air conditioning system will feature internal units connected to an external multi-split system, with provision for air conditioning in each room. The wiring and piping for the air conditioning units will be installed. Clients can purchase and install their chosen air conditioning systems after taking possession of the apartments. Consumption Measurement: Each apartment will be equipped with individual meters for electricity, cold and hot water, and heat meters located in the common corridors. Individual utility accounts for electricity, heating, hot and cold water will be opened in the name of each owner by us. Plumbing and Sewage: The plumbing system will include vertical risers and horizontal distribution pipes made from polypropylene pipes with thermal insulation. The sewage system will be made of thick-walled PVC pipes and connected to the street sewer system. Electrical Installations: The electrical installation will be designed according to the project, including apartment panels, circuit breakers, and residual current protection from LEGRAND and SCHNEIDER ELECTRIC. A lightning protection system will be provided by the German company PRÖPSTER. Security: Internal wiring for an alarm system will be installed in the living rooms, offices, bedrooms, and children’s rooms, with provisions for sensors, transmitters, and a control panel. Internet: Each apartment will be equipped with internet outlets, with connections to the living rooms and bedrooms. Cable TV: Internal wiring with optical cables will be provided for the living rooms, offices, bedrooms, and children’s rooms, with the option to choose the service provider. Intercom System: All apartments will be equipped with video intercoms, magnetic chip access control for enhanced security of residents. Lobby, Corridors, and Staircases: The lobby will feature a luxurious interior design as per the architectural project. The flooring in the corridors and staircase will consist of natural stone or designer granite tiles. The parapets will be designed according to architectural details, and glass doors will separate the staircase and corridors. The walls and ceilings will be finished with gypsum plaster and latex. Lighting will be equipped with motion sensors for automatic on/off functionality, and energy-efficient LED bulbs will be installed. Individual mailboxes will be provided for each apartment. Elevators: The building will feature two high-speed elevators from Shindler, OTIS, or KONE, with automatic stainless steel doors. The interiors of the cabins will have a luxurious designer aesthetic. The elevators will ensure high energy efficiency, excellent ride comfort, and award-winning design. They will also be equipped with dual GSM connections between the cabin and the emergency services call center, and will automatically move to the nearest floor in case of a power failure. Underground Garages: The floor will be finished with polished concrete. The entrance ramp will have electric heating to prevent freezing, with a microprocessor that monitors temperature and humidity. The garage door will be from the brands HÖERMANN or NOVOFERM with remote control for each owner. External Environment and Maintenance: Future residents will enjoy professionally landscaped green areas with high and low trees and shrubs, covering an area of 720 m². A bike rack will be installed in the shared courtyard. To ensure comfort for all residents, a specialized company will handle access control, cleaning of common areas and underground garages, maintenance of landscaping, and snow removal during the winter months. Video Surveillance: To ensure the safety and peace of mind of all residents, 24-hour video surveillance cameras will be installed for the exterior areas of the building.
