01 About the building

The building features a unique architectural design, combining a suspended façade, structural plaster, French windows, and railings with architectural details. Rising to 8 floors above ground and with a total built-up area of over 3,000 sqm, the building stands out from its surroundings with elegant spatial forms and a distinctive exterior. The entrance foyer boasts a luxurious designer vision with a distinctly individual character. The underground garages have a warm connection to the residential area.
The building materializes the vision of a modern urban residence: luxurious execution, functionality, and comfort, peace and security, a green surrounding environment, and a communicative location.

Video Surveillance
To ensure the security and peace of mind of all residents in the building, cameras will be installed for 24-hour video surveillance of the exterior areas in front of the building.

The quality of the building’s construction is guaranteed by the extensive experience of our team in construction, the established quality control system, and the use of modern technologies and materials from globally renowned manufacturers.

Structure
The building features a monolithic, skeleton-free structure made up solely of slabs and supporting reinforced concrete discs and columns, which provides clients with maximum flexibility for individual room layouts in the apartments.

Roof
The roof is both flat and pitched according to architectural details, including vapor insulation, 15 cm XPS thermal insulation, reinforced screed made of waterproof concrete, and a double-layer German or Italian waterproofing system with a protective mineral finish on the upper layer.

Facades and Insulation
Part of the building’s facade will be completed with a full “integrated thermal insulation system” from BAUMIT – Austria, including 15 cm EPS thermal insulation boards, reinforcing glass-textile mesh, adhesive plaster Klebespachtel, primer, and finishing structural plaster. The frame around the windows will be made with 5 cm extruded polystyrene XPS. All corners of the facade are protected with edge guards, and above the openings for facade windows and at the bay windows, the protective profile will feature water drip protection.
Certain parts of the facade will be executed with a suspended facade, characterized by high resistance to temperature variations, high water impermeability, and a smooth surface.

Windows and Balcony Doors
High-quality German six-chamber PVC windows with triple glazing, which maximizes sound and thermal insulation. External window sills are designed according to architectural details. Most windows in the building are French-style to provide more natural light to the apartments. All openable windows and doors feature two-plane opening with metal adjustable fittings.

Walls
Constructed with high-quality Porotherm N+F ceramic blocks from the Austrian company WIENERBERGER. Internal walls are 12 cm thick, and external walls are 25 cm thick. A masonry mortar from Baumit or a similar product is used. Internal walls and ceilings are finished with machine-applied gypsum or lime plaster. All external edges of the masonry are protected with integrated trim profiles.

Armored Entrance Doors
Metal frame with reinforced construction, decorated with an interior casing with rubber seals. Metal door leaf with frame and reinforced hinges, with a special filling. Locking mechanism with three original keys, a deviant with three pins, and a peephole. Each door features a complete security system consisting of three main elements: patented construction, high-security locking, and original decorative design.

Floors
Floor screed with cables placed in protective corrugated pipes for low-current installation and pipes for heating bodies.

Sound Insulation
The walls between bathrooms and bedrooms are constructed with double walls and 5 cm stone wool between them for better sound insulation.

Bathrooms and Toilets
Walls and ceilings are finished with lime-cement plaster, with built-in plumbing and drainage according to the project, and a concrete slab with slope for drainage.

Terraces
The parapets are according to architectural details with triplex glass.
The terraces are constructed with 5 cm XPS thermal insulation on the upper side, reinforced cement screed with a slope, Italian or German waterproofing layer with granulate, and finished with granite porcelain tiles and VIEGA siphons. On the underside, the terraces are insulated with an “integrated thermal insulation system” from BAUMIT.
On the open terraces, a minimum of 10 cm of XPS thermal insulation is installed, waterproof concrete with slopes, and a double-layer waterproofing system with a protective mineral finish on the upper layer, leveling mosaic, granite porcelain tiles, and VIEGA siphons.
Additionally, between the window frame and waterproofing, 10 cm of boutique self-adhesive tape is applied.

Heating and Ventilation
Aluminum radiators are installed on independent heating circuits connected to a common collector box outside each apartment, allowing individual temperature control for each room. The heating installation uses five-layer polyethylene pipes with an aluminum insert, placed in corrugated pipes within the floor screed.
A heating substation is installed in a dedicated room in the basement, connected to the heating network of Sofia District Heating.
Vertical risers for heating are installed, with individual heat meters in the common corridors, allowing central heating to be switched on and off individually using shutoff valves for each apartment.
All bathrooms and toilets are equipped with exhaust ventilation with outlets for individual fans. Ventilation will be executed with metal pipes in bathrooms and toilets, while the remaining branches will be made from ready-made chimney bodies. Forced and natural ventilation is provided for the underground parking.

Measurement
Each apartment is equipped with individual metering devices for electricity, installed outside the building, as well as water meters for both cold and hot water and heat meters in the common corridors. Infinity Property registers individual accounts for electricity, thermal energy, hot, and cold water for each owner.

Plumbing and Sewage
The plumbing system includes vertical risers and horizontal distribution pipes made of polypropylene with thermal insulation. The sewage system consists of thick-walled PVC pipes and is connected to the sewage system on Raiko Alexiev Street.

Electrical Installations
High-voltage electrical installation according to the project, with apartment panels, circuit breakers, and residual current devices from LEGRAND and SCHNEIDER ELECTRIC.
Lightning protection system from the German company PRÖPSTER.

Security
Internal wiring to living rooms, offices, bedrooms, and children’s rooms with designated outlets for sensors, transmitters, and keypads.

Internet
Internet outlets are available in every apartment with branches to the living rooms and bedrooms.

Cable Television
Internal wiring to living rooms, offices, bedrooms, and children’s rooms with the possibility of choosing a provider.

Intercom System
Intercoms from the Spanish company GOLMAR are installed in all apartments, with magnetic chips for access control, ensuring higher security for residents.

Entrance Lobby, Corridors, and Staircases
The entrance vestibule has luxurious interior design according to the architectural project. Flooring in the corridors and staircases is made of natural stone. Parapets are according to architectural details. Glass doors separate the staircase and corridors. The walls and ceilings are finished with gypsum plaster and latex. Lighting is controlled by motion sensors for automatic on/off. LED energy-saving bulbs (3000 K) are installed. Individual mailboxes are provided for each apartment.

Elevator
A high-tech KONE elevator, manufactured in the European Union, with automatic stainless steel doors for 8 people. The cabin’s interior features luxurious design. The KONE elevator ensures the highest energy efficiency, industry-leading ride comfort, and award-winning design. The elevator is equipped with a dual GSM connection from the cabin to the emergency service call center. The elevator will automatically move to a stop position in case of power failure.

Underground Garages
The floor is made of polished concrete. The entrance ramp is electrically heated to prevent freezing with a microprocessor that monitors temperature and humidity. The garage door is from HÖERMANN or NOVOFERM, with remote control for each owner.

Warranty Periods
Infinity Property Ltd. takes responsibility for the warranty on all construction and installation works on the building, including roof waterproofing, BAUMIT thermal insulation system, and six-chamber windows, for a period of 5 years from the issuance of the occupancy permit.
