Roof The flat roof is designed according to architectural specifications, including vapor barrier, 15 cm XPS thermal insulation, reinforced waterproof concrete screed, and a dual-layer German or Italian waterproofing system with a protective mineral finish on the top layer. Facade and Thermal Insulation A part of the building’s facade will be executed with an integrated thermal insulation system by BAUMIT (Austria), which includes 15 cm EPS insulation boards, a reinforcing glass-textile mesh, adhesive plaster, primer, and a finishing structural plaster. The window sills are made from extruded polystyrene (XPS). All facade corners are protected with edge protectors, while above window openings and at the bay windows, the protective profile includes a water-drainage system. Certain sections of the facade will feature a suspended facade system. Windows and Balcony Doors The building is equipped with high-quality German six-chamber PVC windows with triple glazing, maximizing sound and thermal insulation. The windows have external sills according to architectural design. All windows are French-style to provide more natural light for the apartments. All opening windows and doors feature a dual-opening mechanism with adjustable metal hardware. Walls The walls are made of high-quality Porotherm N+F ceramic blocks from the Austrian company WIENERBERGER. Internal walls are 12 cm thick, while external walls are 25 cm thick. The masonry solution uses Baumit or similar materials. Internal walls and ceilings are finished with machine-applied plaster or lime-based plaster. All external edges of the masonry are protected with integrated corner trims. Security Entrance Doors The entrance doors are made of metal frames with a reinforced construction, decorated with an interior frame and rubber sealing. The metal door leaves have a frame and reinforced hinges, with special internal filling. The door locks feature a three-point locking system with three original keys and a peephole. Each door is equipped with a complete security system, consisting of a patented construction, high-security locking, and an original decorative finish. Floors The floor screed includes protective corrugated pipes with wiring for low-voltage installations and pipes for heating systems. Bathrooms and Toilets Walls and ceilings will have lime-cement plaster, with plumbing and sewage systems built according to the project, and the floor will be made of concrete slab with a channel for drainage. Terraces The terrace parapets are designed according to architectural specifications. The terraces are executed with top-side XPS thermal insulation, reinforced cement screed with slope, and Italian or German waterproofing with a protective finish. The bottom side will feature an integrated thermal insulation system by BAUMIT. Between the windows and the waterproofing, a 10 cm boutique self-adhesive strip is applied. Heating and Ventilation Aluminum radiators are installed on individual heating circuits, connected to a central manifold in front of each apartment, with temperature regulation possible for each room. The heating system consists of five-layer polyethylene pipes with aluminum inserts, routed through corrugated tubes in the floor screed. A heat transfer station is installed in a dedicated room in the basement, connected to the heating network of Toplofikatsiya Sofia AD. Vertical risers for heating and individual heat meters are installed in the common corridors, allowing for individual control of central heating for each apartment. Exhaust ventilation is provided for all bathrooms and toilets, with outlets for individual fans. The ventilation is made using metal pipes for bathrooms and toilets, while the other branches are executed with prefabricated chimney units. The underground parking area is equipped with forced and natural air exchange ventilation. Measurement Each apartment is equipped with individual measuring devices for electricity, cold and hot water, and heat meters in the common corridors. Infinity Property ensures individual utility accounts for electricity, heating energy, and water under the name of each owner. Plumbing and Sewage The plumbing system will include vertical risers and horizontal distribution pipes made from polypropylene pipes with thermal insulation. The sewage system will be made of thick-walled PVC pipes and connected to the street sewer system. Electrical Installations The electrical installation is designed according to the project, with apartment panels, circuit breakers, and residual current devices from LEGRAND or SCHNEIDER ELECTRIC. Security System (SOT) Wiring is installed in the living rooms, offices, bedrooms, and children’s rooms for sensors, transmitters, and keypads to ensure comprehensive security. Internet Each apartment will be equipped with internet outlets, with connections to the living rooms and bedrooms. Cable TV Internal wiring is provided for cable TV in the living rooms, offices, bedrooms, and children’s rooms, with the possibility of choosing a service provider. Intercom System Each apartment is equipped with an intercom system from the Spanish company GOLMAR or equivalent, with magnetic chip access control for added security. Entrance Foyer, Hallways, and Stairs The entrance foyer features a luxurious interior design according to the architectural plan. The flooring in the corridors and staircases is made of natural stone. The parapets are designed according to architectural details. Glass doors separate the staircase and hallways. The walls and ceilings are finished with gypsum plaster and latex paint. The lighting system is equipped with motion sensors for automatic on/off operation, and energy-saving LED bulbs with 3000 K will be installed. Each apartment has its own mailbox. Elevator A high-tech elevator with automatic doors, designed for 8 people, ensures energy efficiency, industry-leading comfort, and an elegant design. The elevator is equipped with a dual GSM connection from the cabin to the emergency service call center. In case of power failure, the elevator will automatically return to the nearest floor. Underground Parking The floors of the parking area are made of polished concrete. The entrance ramp is covered and protected from weather conditions. The garage doors are HÖERMANN or NOVOFERM, with remote control for each owner. Warranty Periods Infinity Property Ltd. provides a warranty for all completed construction and installation works, including the roof waterproofing, thermal insulation system by BAUMIT, and six-chamber windows, for a period of 5 years from the issuance of the occupancy permit.
