
About the Building CAPPUCCINO
The building consists of 8 floors and has a total built-up area of over 4,500 sq.m. The architecture is impressive, creating a sense of dynamism and movement. A key feature of the design are the large French windows, which allow ample natural light into the rooms.
The facade is made of fiber-cement panels and structural plaster, with railings designed according to architectural details. Its extravagant appearance is combined with a functional layout of the spaces and luxurious finishes in the common areas. The designer’s vision for the entrance foyer is particularly striking.
Cappuccino meets all the demands of the modern urban dweller: high-quality execution, functional space distribution, comfort, parking, a quiet and peaceful location, yet still well-connected and surrounded by greenery.
The apartments offered in the Cappuccino building come in different sizes and layouts, allowing each client to choose a home that fits their needs. The building spans 8 floors, with 2 underground levels featuring garages and storage units. Retail spaces are located on the ground floor.
The apartments on the top floors have spacious terraces with stunning panoramic views.
Materials CAPPUCCINO
Silence, tranquility, and privacy are particularly important for people living in large cities, too close to one another. That’s why in the Cappuccino building, the sanitary rooms (with built-in plumbing installations), bedrooms, and kitchens are separated from each other by double brick walls with 5 cm of stone wool in between or by single brick walls with drywall cladding and stone wool.
In all apartments, under the screed, a high-tech soundproofing membrane Fonas Tex with a thickness of 2.8 mm is laid. Thanks to this modern technology, the apartments are excellently soundproofed from both the upper and lower floors.
The security of your home is of paramount importance to you, and we are convinced of that. Therefore, the entrance doors in the Cappuccino building are equipped with metal frames with reinforced construction, decorated with an interior frame with rubber sealing. The metal door leaf has a frame, reinforced hinges, and a special filling.
The door surface is finished with a two-component lacquer or wood veneer. The lock has a secret cylinder with three original keys, a three-pin deviant, and a peephole.
Each door has a complete protection system, consisting of three main elements: a patented construction, high-security locking, and original decorative design.
The structure is monolithic, skeletal without beams, consisting only of slabs, load-bearing concrete washers, and columns, which provides freedom for individual apartment layouts according to the clients’ preferences.
The walls are made of high-quality Porotherm N+F ceramic blocks from the Austrian company WIENERBERGER. The internal walls are 12 cm thick, and the external ones are 25 cm. A masonry mortar from Baumit is used. The walls and ceilings are finished with machine-applied gypsum or lime plaster.
All external edges of the masonry are protected with integrated trim profiles. The walls and ceilings of the bathrooms and toilets are finished with lime-cement plaster.
The roof is flat and pitched, according to architectural details. It includes vapor insulation, 15 cm XPS thermal insulation, reinforced screed made of water-resistant concrete, and a double-layer German or Italian waterproofing system with a protected mineral finish on the upper layer.
For good thermal and sound insulation, we have chosen high-quality, German, five-chamber PVC windows with triple glazing with low-emission glass and PVC spacers.
All operable windows and doors are designed with dual-axis opening and metal adjustable hardware. The external window sills are designed according to the architectural details.
French windows – an important feature of the building – allow more natural light into the rooms, contributing to enhanced comfort and coziness.
Part of the building’s façade will be built with a complete “integrated thermal insulation system” by Baumit – Austria, including 15 cm thick EPS thermal insulation boards, a reinforcing glass-textile mesh, adhesive plaster, primer, and finishing structural plaster. The finishing around the windows is made of 3 cm extruded polystyrene XPS.
Party walls are made with 10 cm thick EPS thermal insulation boards. All corners of the façade are protected with corner protectors, and above the window openings and at the bay windows, the protective profile has a water drip. Some parts of the façade will feature a ventilated façade.
The system also includes stone wool thermal insulation for the ventilated façade and vapor-permeable foil.
Terraces are constructed as follows:
The upper side is covered with 5 cm XPS thermal insulation, reinforced cement screed with a slope, Italian or German waterproofing layer with a finish, and granite tiles with Viega siphons.
The underside uses the “integrated thermal insulation system” from Baumit. On the open terraces, 10 cm thick XPS thermal insulation is laid, water-resistant concrete with slopes, and a double-layer waterproofing system with a protected mineral finish on the upper layer. The final surface is a mosaic layer of 4-5 cm, granite tiles, and Viega siphons.
Additionally, between the window frame and waterproofing, a 10 cm wide self-adhesive bituminous strip is applied.
The heating installation consists of five-layer polyethylene pipes with an aluminum insert, routed in corrugated tubes under the floor screed. Aluminum radiators are installed on independent heating loops, connected to a central manifold in front of the apartments. Thus, the temperature can be individually controlled in each room.
The heating substation is located in the underground floor and is connected to the “Toplofikatsiya Sofia” district heating network. Vertical risers for heating are installed. Heat meters are individual and are mounted in the common corridors. For each apartment, the central heating can be independently turned off and on using shut-off valves.
All bathrooms and toilets have exhaust ventilation with outlets for individual fans. In the bathrooms and toilets, the ventilation is made with metal pipes, while other branches are made of ready-made chimney elements. The underground parking is equipped with forced and natural ventilation.
The water supply system consists of vertical risers and horizontal distribution from polypropylene pipes with thermal insulation. Thick-walled PVC pipes are used for the sewage system, connected to the city sewer network.
The electrical installation is a high-voltage system with apartment panels, circuit breakers, and residual current devices from Legrand and Schneider Electric. The lightning protection system is from the German company Pröpster.
