01 About the building

We offer our clients a new concept of living—functional apartments where space is utilized optimally, ensuring maximum comfort. The building consists of three sections with varying heights, connected by common stairwells. Its exterior is elegant, featuring warm tones. The project was designed by architect Svetoslav Bachev.

Each of the 21 apartments has either a dual or triple exposure, providing stunning views of Sofia and/or Vitosha Mountain. The ground-floor apartments include private gardens enclosed by a natural hedge, while the top-floor residences boast spacious terraces with panoramic views of the city and the mountain.

The building features a monolithic beamless structure, composed solely of reinforced concrete slabs, shear walls, and columns, allowing maximum flexibility for individual interior layout customization. It is designed to meet the seismic requirements for Sofia, classified as a Zone IX area on the Medvedev–Sponheuer–Karnik scale.

The development includes a private courtyard with a shared barbecue area, seating spaces, a water feature with a fountain and rock garden, as well as a dedicated children’s playground equipped with a sandbox, swings, and slides. The landscaping is thoughtfully designed with natural trees, shrubs, and grass, following an architectural plan.

The high quality of the building’s execution is guaranteed by our team’s many years of experience in construction and the use of materials from world-renowned manufacturers. The building features a monolithic, beam-free construction made up solely of slabs and supporting reinforced concrete washers and columns, providing clients with maximum flexibility for the individual layout of rooms in the apartments. It is designed in accordance with the seismic requirements for the Sofia area – with a seismic zone rating of IX on the Medvedev-Sponheuer-Karnik scale. The structure is built using high-quality ceramic blocks, Porotherm N+F, by the company Wienerberger. The internal walls are 10 cm, and the external walls are 25 cm thick. Internal walls are finished with gypsum plaster. All external edges of the brickwork are protected with built-in metal corner protectors. The building features a flat roof with vapor, water, and thermal insulation according to architectural details.

The windows are equipped with five-chamber colored PVC frames from SCHUCO, with a 7 cm profile, in the CORONA CT 70 system, featuring low-emission glass. The window sills are made of aluminum according to architectural details.

Part of the external walls will have a ventilated suspended facade with invisible mounting using ceramic tiles from AGROB BUCHTAL, model Kera Twin K15, with thermal insulation made from ROCKWOOL. The remaining external walls will feature a “staggered thermal insulation system” from BAUMIT, including EPS-F thermal insulation panels, textile mesh, adhesive and plastering compounds, primer, and finishing structural plaster from BAUMIT.

The terraces are covered with granite tiles and have thermal insulation and mineral plaster on the underside, provided by the Austrian company BAUMIT. The parapets will be made of glass combined with stainless steel.

Inside, the living rooms and bedrooms will have first-grade solid oak parquet, while the kitchens and hallways will be finished with Spanish granite tiles. The electrical system is designed according to the project, in compliance with Bulgarian State Standard (BDS) regulations.
